The Situation
Rajesh Kulkarni manages three rental properties in Pune — a mix of 2 BHKs and studio apartments, totalling 22 units. In early 2026, he was consistently chasing 4–6 tenants every month for overdue rent.
"I was spending 6–8 hours a month just on follow-ups," he said. "Calling, messaging on personal WhatsApp, going to the property sometimes. It was exhausting."

The Change

Why It Worked
"Most tenants weren't late because they didn't want to pay," Rajesh explained. "They were late because they forgot. A WhatsApp reminder at the right time fixed 80% of the problem."
The remaining 20% — tenants with genuine cash flow issues — he handles personally. But now he knows exactly who needs his attention, because the system tells him.
The Lesson
Automated reminders don't replace the landlord-tenant relationship — they free the landlord to focus it where it matters. Spending 1.5 hours on 2–3 genuinely difficult cases is far better than spending 7 hours chasing everyone.
